Changing how consumers do business with Realtors
If you want to be the best, you have to be willing to be different, take risks and do the things that may not be popular with your peers. That being said, I am changing how consumers work with real estate agents.
Realtors are professionals and as such, I will not show any homes to anyone who is not willing to first schedule an appointment to meet with me for a home buyer consultation. Doing this assures that I am only working with serious home buyers who want to work with me. If a buyer is not willing to schedule an appointment to meet, I am not the Realtor for them. No hard feelings here.
I also only work with home buyers who hire me. A Realtor is not considered hired by a buyer because they opened a door to a home and showed it to them. An exclusive buyer agency agreement must be signed first.
To be more specific, when someone is serious about doing something, they must commit to doing it. This is why a home buyer consultation is required. It’s during that time when you will learn about your rights as a home buyer, how the home-buying process works etc. Even if you have purchased a home before with a different Realtor, the process will not be the same. I will explain the services I provide but more importantly, I will explain the services I do not provide. I will educate you on home buyer etiquette and teach you how to be a savvy home buyer. Also during the home buyer consultation, you will be able to ask all of the questions you would like and at the end of the consultation, you can decide if you want to hire me or not. Should you decide that you do not want to hire me, we will simply part ways because as I stated above, I only work with people who hire me. Just as there are other Realtors you can call, there are other consumers who will want to hire me and it’s best to find out where we both stand before any time is wasted.
You may say “the last Realtor who showed me a home didn’t ask me to hire them” to that I say, I am not that Realtor and I can’t pay my bills with almosts. People who hire me, like the way that I work, respect me enough to hire me and trust me enough to know that I am going to work hard on their behalf.
There are millions of Realtors out there and you are free to contact any of one of them. Those Realtors who chose to work with buyers who have not hired them are gamblers. What I mean by that, is Realtors get paid when they sell a home. There are other fees that a Realtor can charge their buyer client up front but their main salary is paid only when they sell a home. By working with a buyer who hasn’t hired them, they are gambling with their salary. A rogue buyer can buy a home with any Realtor at any time. Even if that buyer was shown a thousand homes by that Realtor they didn’t hire, they will not be paid should that buyer for whatever reason, choose to buy a home with a different Realtor. I respect myself way too much to gamble my time away.
An accountant doesn’t do your taxes at an open house or on the front step of a home or in a Starbucks. That is not professional etiquette
I can’t explain documents to you while walking through a home, at an open house or on the front step of a home you want to see. It’s just not professional etiquette.
The law requires Realtors to present certain documents to consumers “prior” to being shown any home and those documents explain those rights. You do have rights and if you choose not to meet with a Realtor for a consultation, you are essentially saying that you are waiving those rights. That is also your right to choose however it is my right to choose not to work with any consumer who doesn’t care enough about themselves to take an hour out of their day to hear about their legal rights as a home buyer.
